Getting Started with the Listing Process
Filling out the form initiates the process but does not finalize the listing.
The form collects essential details for the listing agreement, including owner names, unique email addresses, and property details.
Agreement and Pricing Discussions
The listing price is negotiated based on the agent’s Comparative Market Analysis (CMA) or an appraisal if needed.
Signing the agreement does not lock you in if the price is not mutually agreed upon.
Payment and Commission Structure
A 1% listing commission applies.
If the agent sources an unrepresented buyer, the commission increases to 4% (1% listing + 3% buyer’s side).
For buyers with representation, up to a 3% buyer agent compensation is standard.
Listing Agreement Details
The agreement term is six months from the start date.
Sellers must provide property information such as included appliances and tenant details, if applicable.
The agreement specifies lockbox use for property access by scheduled appointments only.
Inspections and Pre-Sale Preparations
A pre-listing inspection is required to identify and address issues. The cost is reimbursed at closing.
Professional photography, 3D tours, and drone footage are included in the marketing package.
Cancellation and Reimbursements
Sellers can cancel the agreement but may need to reimburse the agent for direct marketing expenses.
Communication and Collaboration
Expect text messages, emails, and possible Zoom or in-person meetings.
Sellers are encouraged to provide details about the neighborhood and lifestyle benefits to enhance buyer interest.
Transparency and Professionalism
The agent uses local appraisers familiar with the area to ensure accurate valuations.
Privacy policies, terms, and conditions are in place to ensure a trustworthy process.
Next Steps
Once submitted, the process moves forward with pricing discussions, inspections, and property preparations.
